Why staging matters more here than in most markets

A huge share of buyers in our area are coming from out of state.   • Let the light in, then soften it. Open every blind, clean the windows, and add a sheer panel where the afternoon glare blows out the room. Bright but not harsh.
  • Lean into the lanai. Outdoor living is the product here. A clean table, two chairs, and a single potted plant sell the dream better than an empty slab.
  • Declutter to 50%. Box up half of what’s on your counters, shelves, and closet rods. Buyers mentally move in through your space — give them room to imagine it.
  • Kill the musty smell. Run the AC during showings, change the filters, and skip the heavy plug-ins. Buyers read “strong air freshener” as “what are they covering up?”

When staging is NOT worth it

Here’s where the honesty comes in. Staging isn’t always the answer.

If your home is priced right, in a hot pocket, and shows clean, spending thousands on rented furniture is often money you’ll never see back. Vacant, builder-grade homes in newer Lakewood Ranch and Parrish communities frequently sell beautifully with nothing more than a deep clean, great photography, and selective virtual staging.

I’d rather tell you to keep your $3,000 than sell you a service you don’t need. That’s the whole point of working with someone whose name is on the line in your neighborhood.
